Real Estate Facebook Ads: A Broker's Playbook for Egypt

Real estate Facebook ads for Egypt brokers: campaign objectives, instant forms vs landing pages, expat targeting, Meta's housing rules and cost per viewing.

· 9 min read · Hala Mostafa

Real estate Facebook ads work when the campaign objective matches the action you actually want, the ad states area, size and price up front, and someone replies to every enquiry within minutes. When brokers complain that Meta "only brings time-wasters", the cause is usually a frictionless form, a hidden price or a slow reply, not the algorithm. This playbook covers how to set up Facebook and Instagram campaigns for property in Egypt, and how to judge them by viewings and reservations rather than by chats.

In short: pick a Leads or Messages objective that your team can actually serve. Put the price or payment plan in the ad copy. Use a unit page or landing page you own when you want quality over volume. Install the pixel and Conversions API so Meta learns who really converts. If you target Egyptians living in Europe, Canada or the US, Meta requires the Housing special ad category, with restricted targeting.

Why most broker campaigns underperform

The pattern is familiar. A broker boosts a post or launches a lead campaign across all of Egypt, ages 25 to 55, interested in "real estate". The dashboard shows a low cost per lead. The sales team calls the list and finds people who do not remember the ad, never had the budget, or wanted a rental.

Nothing is broken in the ad platform. It did what it was asked: find the cheapest people willing to tap a button. The fix is to ask it for something harder, and to make the ad do some of the qualifying.

Objectives compared: what happens after the tap

Your campaign objective tells Meta whom to show the ad to. Choose based on what your team can do with the result.

Objective What the buyer does Best for Watch out for
Leads with an instant form Submits a pre-filled form inside Facebook or Instagram Volume for a call team that dials quickly Low-intent submissions if the form is too easy
Messages (WhatsApp, Messenger) Opens a chat A broker who personally replies within minutes Endless "how much?" threads that go nowhere
Traffic or website conversions Lands on your unit page or landing page Quality over volume, with a strong page Fewer leads; needs a working pixel
Awareness or video views Watches the video Launches, and building retargeting pools Not a lead source on its own

If WhatsApp replies take hours, a Messages campaign simply buys cold chats. For a structured approach to routing and response, see our guide to broker lead management.

Instant forms vs your own landing page

Instant forms win on volume. The buyer never leaves the app and their name and number are pre-filled. That is also their weakness: a thumb-tap is not a decision.

Three ways to raise instant-form quality without killing volume:

  1. Add one or two qualifying questions. "Cash or instalments?" and "When do you want to move?" are enough.
  2. Choose a form type with a review step where your account offers it, so the buyer confirms before submitting.
  3. Write the price into the form intro. Anyone who submits has seen it.

A landing page on your own site shows photos, the floor plan and the full price before the buyer leaves a number. Fewer people submit, but those who do have read the details. Every visitor also joins your retargeting audience even if they leave. Our guide to real estate landing pages covers page structure in depth.

Targeting that matches how Egyptian property sells

Broad targeting across the whole country is cheap per click and expensive per viewing. Tighter options usually serve brokers better:

  • Geography first. Selling in New Cairo? Target New Cairo and the districts its buyers typically come from, not the whole country.
  • Expatriate buyers. Egyptians working in Saudi Arabia, the UAE and Kuwait are a core segment for many brokers. Give them a separate campaign whose copy addresses remote contracting and payment plans.
  • Custom audiences. Unit-page visitors, people who watched most of a launch video, and past enquirers are closer to buying than any interest group.
  • Exclusions. Remove existing clients and recent reservations so you stop paying to reach them.

Meta's Housing special ad category: when it applies

Meta treats ads for the sale or rental of residential property as a Special Ad Category. According to Meta's developer documentation, advertisers based in or reaching the United States must declare it, as must those reaching Canada (since 3 December 2020) and Europe (since 7 December 2021).

Declaring it changes what you can target. Age is generally fixed at 18 to 65+, gender cannot be selected, and location targeting must cover at least a 15-kilometre radius in Europe. Lookalike audiences are unavailable, and behaviour and demographic targeting are prohibited.

What this means in practice: per that documentation, a campaign aimed only at Egypt and the Gulf is outside these rules. A campaign aimed at Egyptians in Germany, Italy, Canada or the US is inside them. Keep those audiences in a separate, declared campaign so the restrictions do not spill over onto your domestic targeting.

Creative and copy that qualify for you

The best ad copy filters out the wrong buyer before they make contact. Lead with facts:

  • Line one: area, project, unit type and size.
  • Line two: cash price, or down payment, instalment and term. This single change removes most "price?" messages.
  • Delivery status and finishing, stated precisely.
  • One call to action: "Book a viewing" or "Get the floor plan on WhatsApp".

For video, show the strongest shot in the first three seconds and burn the area and price into on-screen text, because many people watch without sound. Carousels work well for walking a buyer through reception, kitchen, floor plan and view, one card at a time.

Accuracy is a legal matter, not a style choice. Article 9 of Egypt's Consumer Protection Law No. 181 of 2018 requires advertisers to avoid misleading conduct on price or specification. Do not call an unfinished unit "ready to move", and do not advertise a discount from a price that never existed.

Use the Ad Library before you write a word

Meta's Ad Library shows the active ads of any page. Search the compound or district you are selling and you will see how other marketers frame the same project: headlines, visuals and which payment plans they push. Do not copy. Look for the angle nobody is using, such as a resale unit priced below the developer's current list, or an earlier delivery date.

Measure cost per viewing, not cost per lead

Ads Manager reports cost per lead or per conversation. Useful, but it does not tell you what a real viewing or reservation cost. To get there you need:

  1. The Meta pixel plus Conversions API on your site, so Meta sees genuine submissions and can optimise toward them.
  2. Lead source recorded in your CRM, down to campaign and ad.
  3. Status updates on every lead: contacted, viewing booked, viewing done, reserved.

After two or three weeks of disciplined tracking you will see which ads produce viewings and which only produce chats, and you can shift budget accordingly. Response speed typically moves the numbers more than any targeting tweak. For larger launches, see our compound campaign funnel guide.

A simple campaign structure for a small brokerage

You do not need ten campaigns. A manageable starting point:

  • One Leads campaign for Egypt, with two ad sets: your selling area and its feeder districts.
  • One expatriate campaign for Egyptians in the Gulf, if the project suits them.
  • One small retargeting campaign for unit-page visitors in the last 30 days.
  • Two or three ads per ad set: a video, a single image and a carousel. Pause the weakest once each has gathered enough data.

Ads are one channel within a wider plan; the full sequence is in how to market a property online.

How Buildoura handles this

According to the Buildoura website as of October 2026, Buildoura connects your website and landing pages to the Facebook Pixel and Conversions API, as well as TikTok and Snapchat pixels, Google Analytics and Google Ads conversion tracking. Leads from the site, landing pages and ads are collected automatically into a CRM, routed to sales reps, and flagged if left uncontacted for 24 hours.

Reports show lead source attribution, conversion rates and per-employee performance, so you can see which campaigns close deals. There is a free plan to start with paid plans when you need more.

FAQ

Do real estate Facebook ads still work in Egypt?

Yes, when you judge them by viewings and reservations rather than by messages. Campaigns that state the price, target a defined area and get a reply within minutes are the ones that pay back.

Instant form or WhatsApp: which is better for property?

Instant forms give a call team more names; WhatsApp suits a broker who replies personally and fast. If quality matters more than volume, send buyers to a unit page that shows the details before they leave a number.

Do I have to use the Housing special ad category?

Per Meta's documentation, yes if your ads reach audiences in the United States, Canada or Europe. Campaigns limited to Egypt and the Gulf are not covered by that requirement, but keep any targeting of Egyptians in those regions in a separate, declared campaign.

Why do my property ads attract unserious leads?

Usually because the price is missing, the form is too easy or the targeting is too broad. Put the price or payment plan in the ad, add one or two qualifying questions, and narrow the geography.

How do I know which property ad brings deals?

Record the source of every lead in a CRM, update its status from contact to viewing to reservation, and install the pixel with Conversions API. Within a few weeks you will know your cost per viewing for each ad.
