How to market a property: the plan in eight steps
- Prepare the paperwork. Proof of ownership, the building permit for new units, and a written marketing contract with the owner or developer. Article 15 of Consumer Protection Law No. 181 of 2018 prohibits advertising the reservation of property units, or contracting to sell them, before a building permit is obtained.

- Define the buyer. End-user or investor? Cash or instalments? Local or from outside the area? Each answer changes the photos, the wording and the channel.
- State the full price. The cash price, or the down payment, instalments and term, plus the maintenance deposit. "Price on request" brings questions, not buyers.

Facebook and WhatsApp groups are useful for two things: brokers co-operating on specific units, and reaching buyers within a particular area. But they do not build you an asset: a post disappears within hours, and you do not hold the details of the people who engage.
Use them with three rules: one clear post instead of daily repeats, a link to the unit page instead of "message me privately", and every person who gets in touch recorded in your follow-up system straight away.
How to shoot and edit a property marketing video
Short property videos work when they answer the buyer's questions in the order the buyer asks them. Here is a practical shot list for a flat:
- The first three seconds: the unit's strongest feature, such as the view or the reception room, with on-screen text giving location, size and price.
- Entrance, then reception: a steady walking shot, landscape for the website and vertical for Reels.
- Kitchen and bathrooms: the shots buyers always ask for.
- Bedrooms: one shot per room is enough.
- View and balcony, then the building or compound entrance.
- The close: price or payment plan, phone number and a link to the unit page.
Shooting tips: film in daylight with every light on, keep the phone steady, and avoid wide-angle lenses that distort the space, because the buyer will notice the difference at the viewing. The words that sell property are specific facts, not general adjectives. Compare:

Online real estate marketing needs four roles, which one person may cover in a small office or a team in a larger company:
- Content creator: shoots and writes the listing and the page.
- Ads manager: sets the audience and budget, and measures cost per lead.
