A maintenance deposit in Egypt is a lump sum a compound buyer pays the developer or the management company, usually at or shortly before handover, typically calculated as a percentage of the unit price. The money is meant to be invested so that its returns pay for upkeep of shared areas: landscaping, security, lifts, internal roads. Buyers comparing payment plans by down payment and monthly instalment often miss it until a large invoice arrives in the handover year. This guide explains what the deposit is, how it differs from annual service charges, and how to build it into a realistic cash plan.
In short: In most contracts the maintenance deposit is a separate obligation, not part of the unit price. Its percentage, due date and manager are set by your contract, not by the sales pitch. Before signing, ask: what percentage, of which price, due when, payable in parts, managed by whom, transferable on resale, and are annual service charges payable on top?
Deposit vs service charge vs handover extras
Three different costs tend to be lumped together as "maintenance". Here is how they usually differ in Egyptian compound contracts — your own contract is what counts.
| Item | What it is | When it is usually paid | What to ask |
|---|---|---|---|
| Maintenance deposit | A lump sum invested so its returns fund upkeep of shared areas | Once, around handover, sometimes in two or more parts | Percentage, base price, due date, who manages it, refund or transfer rules |
| Service charge | A recurring annual or monthly fee for day-to-day operations | After handover, on a schedule | How it is calculated, how it rises, what it covers |
| Handover extras | Utility meters, parking, club membership, admin fees | At or before handover | Mandatory or optional, included in the advertised price or not |
In some projects the deposit's returns cover upkeep on their own; in others a service charge is added. Do not assume either. The model resembles the reserve funds kept by a homeowner association elsewhere, but in Egypt the developer often manages the money for years before any owners' body takes over.
When is the maintenance deposit due?
There is no single market-wide date. Common patterns are: due with the last instalments, due before keys are handed over, or split into two payments around handover. Some contracts make payment a condition of receiving the unit.
Read the clause for three details:
- The trigger. A calendar date, the handover notice, or the final instalment.
- The amount or formula. A fixed sum or a percentage — and of which price, cash or total instalment price.
- The consequence of late payment. Some contracts apply the same penalties as late instalments, up to the developer's right to terminate. Know this before you sign, not after.
Budgeting the deposit into an instalment plan (illustrative example)
The numbers below are an illustrative example with round figures. They are not a real project's prices or an endorsed percentage. Take a unit priced at EGP 6,000,000 on a seven-year plan with a 5% down payment, and a 7% maintenance deposit paid in two halves: one in year three, one at handover in year four.
| Year | Down payment and instalments (EGP) | Maintenance deposit (EGP) | Cash needed that year (EGP) |
|---|---|---|---|
| 1 | 300,000 + 814,000 | — | 1,114,000 |
| 2 | 814,000 | — | 814,000 |
| 3 | 814,000 | 210,000 | 1,024,000 |
| 4 (handover) | 814,000 | 210,000 | 1,024,000 + finishing and furnishing |
| 5–7 | 814,000 per year | — | 814,000 per year |
The instalment line is EGP 5,700,000 spread evenly over seven years, rounded to the nearest thousand. The deposit adds EGP 420,000, so the total paid to the developer is EGP 6,420,000 before any service charge.
The handover year is the stress test. Instalments continue, the deposit falls due, and a semi-finished unit needs finishing work. If you earn in riyals or dirhams, plan that year's transfers well in advance.
When you compare plans, line up total cost and yearly cash needs, not the monthly figure. Ask the seller to put the cash price, the total instalment price and the number and value of instalments in writing, and check your rights under Egypt's Consumer Protection Law No. 181 of 2018 with your lawyer; our New Capital buyer's due-diligence guide shows how to use those figures.
Seven questions to settle before you sign
- What is the deposit's value or percentage, and is it calculated on the cash price or the total instalment price?
- When exactly is it due, and can it be paid in parts?
- Who holds and manages it: the developer, a facility management company, or an owners' body after handover?
- Will you receive periodic statements of the balance, returns and spending?
- Is there an annual service charge on top, and how is it calculated and increased?
- What happens to the deposit if you sell the unit?
- What is the penalty for late payment, and is it linked to termination?
Get the answers into the contract or a signed annex. Verbal assurances from a sales team bind nobody once the contract is signed.
Buying resale? Check the deposit first
When you buy from a previous owner, ask whether the deposit was paid in full and request the receipt or a no-dues letter from the developer or management company. If it was not paid, the developer may look to you, the new owner, for it. Price that into your offer: a "cheaper" resale unit with an unpaid deposit can end up costing more. When it is time to transfer ownership, the paperwork is covered in our guide to property registration in Egypt.
Why brokers should state the deposit upfront
A broker who leaves the deposit out of a listing wins a call and loses a deal. When the buyer discovers it at the viewing or in the contract, every other number they were told becomes suspect. Listing it beside the price and payment plan attracts buyers who have already done the maths, which is a core idea in our guide to property listings that convert.
Buying from a previous owner? The deposit is one of several items you can inherit, alongside arrears and the developer's transfer fee. Our guide to resale property in Egypt lists them all.
How Buildoura helps
Buildoura does not set deposit percentages or manage maintenance funds. It is the platform brokers and developers use to run their own property portals and project pages, showing photos, floor plans and unit pricing, with a payment calculator that turns instalment plans into something a buyer can actually read. When extras such as the deposit sit next to the plan, the leads that reach the broker already understand the full cost.

FAQ
What is a maintenance deposit in Egypt?
It is a lump sum, usually paid around handover, that is invested to fund upkeep of a compound's shared areas. In most contracts it is a separate obligation from the unit price, with its amount and due date set in the contract.
Is the maintenance deposit included in the property price?
Usually not. It is a separate line added on top of the price, so check whether an advertised price includes it and add it to your total before comparing projects.
Is the maintenance deposit refundable when I sell?
Typically the deposit stays with the unit and passes to the new owner rather than being refunded to the seller, so sellers factor it into the asking price. Check the relevant clause in your contract and the project's regulations.
Do I still pay service charges if I paid a maintenance deposit?
Often yes. Some projects fund upkeep from the deposit's returns alone, while many add an annual or monthly service charge. Ask for both figures and how each is calculated before signing.
Who can I complain to about a deposit dispute?
Start with the contract wording and your receipts, and ask the developer for a written answer. For misleading commercial practices, Egypt's Consumer Protection Agency receives complaints; for contractual disputes, consult a lawyer.
