A property listing that converts gives an Egyptian buyer the facts they filter on, in the order they decide, and then makes contacting you a single tap. That means location, area in square metres, floor, finishing level, delivery status and payment plan in the first lines, honest pricing, real photos in a planned order, and a clear WhatsApp or viewing call to action. This guide turns that into a field checklist, a headline formula, a description structure and a way to measure results.

Why most listings in Egypt get views but no serious leads
Scroll any broker's Facebook page and you will see the same pattern. "Apartment for sale, prime location, super lux, call for price." The post gets likes and a long thread of "price?" comments. Each comment is a buyer you now have to chase in private, and most of them disappear once they hear the number.
The problem is not traffic. The problem is that the listing answers none of the questions a buyer uses to decide whether a unit is worth a call. A family comparing a resale flat in New Cairo with a developer unit in the New Capital wants to know, at a glance, whether the unit is ready, whether the finishing matches their budget for fit-out, and whether they can pay in instalments. When those answers are missing, the serious buyer moves on and the casual one asks "how much?".
US-centric guides on this topic talk about square feet, MLS fields and open houses. None of that maps to a market where the payment plan can matter as much as the price, and where "semi-finished" changes the real cost of a unit by a wide margin. So the rules below are written for Egypt.
The fields an Egyptian buyer filters on
Before you write a single adjective, fill in the facts. These are the fields a buyer in Egypt actually uses to shortlist:
- Area and compound. "Fifth Settlement, inside [compound name]" beats "New Cairo". If it is not in a compound, name the district and a landmark.
- Size in square metres. State whether it is built-up area or net, because buyers compare like with like.
- Floor and view. Ground with garden, typical floor, or penthouse. Say what the window faces.
- Bedrooms and bathrooms. Add maid's room, storage or roof if they exist.
- Finishing level. Core and shell, semi-finished, fully finished, or furnished. This single field changes the buyer's total budget.
- Delivery. Ready to move, or a specific delivery date from the contract. Never estimate it.
- Payment terms. Cash, or down payment plus instalments, with the number of years.
- Primary or resale. Direct from the developer, or a resale with the remaining instalments stated.
- Price. A full price, or a clearly labelled "starting from" for a unit type.

If a field is unknown, find out before you publish. A listing with "delivery: ask" is a listing that sends the decision back to the buyer.

The headline formula and the description structure
A good headline is a compressed version of the filter list. Use this order:
[Unit type] + [size] + [finishing] + [area or compound] + [delivery] + [payment hook]
For example (illustrative only): "3-bed apartment, 165 m², fully finished, Sheikh Zayed, ready to move, instalments available." It reads plainly, and that is the point. Google's guidance on title links makes the same case for page titles: describe the page accurately and avoid repeating the same phrases.
The description then follows a fixed shape:
- First line: the strongest fact. Whatever makes this unit stand out. A garden on a typical budget, immediate delivery in a compound that mostly sells off-plan, or a long payment plan on a resale.
- Location. Compound or district, distance to a landmark or main road, and what the window faces.
- Layout. Rooms, bathrooms, reception size, kitchen type, and anything unusual.
- Finishing and condition. What exactly is included. "Fully finished with kitchen and AC units" is better than "super lux".
- Payment. Price, down payment and instalment period, stated as facts.
- Call to action. "Message us on WhatsApp for the floor plan" or "Book a viewing this week". One action, not five.

Keep that last row in mind. Do not promise a return or a resale value. You do not know it, and a buyer who notices will distrust the rest of the page.
The photo shot-list that earns the click
Photos sell the visit, not the unit. Plan them in the order a buyer would walk through the door:
- The view or the building facade as the cover photo.
- Reception shot from the corner, at chest height, so the room reads as its true size.
- Kitchen, then master bedroom, then the other rooms.
- Bathrooms, clean and lit.
- Balcony, garden or roof if present.
- The floor plan, always. For off-plan units it is often the most useful image you have.
- Compound amenities only if they are real and finished.
Shoot in daylight with the curtains open and the lights on. Avoid wide-angle distortion that makes a room look larger than it is, because the viewing will expose it. Use only photos of the actual unit, or developer renders labelled clearly as renders.
On your own website, the photos also work for search. Google's image SEO guidance recommends short, descriptive filenames and calls alt text the most important attribute for describing an image. Honest pricing: why "call for price" costs you qualified leads
Many brokers hide the price on purpose. The reasoning is that a buyer who calls can be persuaded. In practice, hiding the price changes who contacts you. The buyers whose budget fits are the ones most likely to scroll on, because they cannot confirm the fit without a conversation. The ones who do message are often curious rather than ready. Your team then spends its day answering "how much?" instead of booking viewings.
You do not always have to show a single fixed number. Two honest options:
- Full price for a resale unit where the owner has agreed it.
- "Starting from" for a unit type in a project, with the down payment and instalment period, labelled clearly so nobody feels misled at the viewing.
If a developer's pricing changes often, update the listing date next to the price. A visible "price updated on" line builds more trust than a vague figure that turns out to be old.
How to measure a listing: views, WhatsApp clicks, viewings
A listing is a small funnel. Track three numbers per listing each week:
- Views. How many people opened the unit page.
- WhatsApp clicks or form submissions. How many raised a hand.
- Viewings booked. How many turned into a visit.
Then read the gaps. Many views but few WhatsApp clicks usually means the headline promises one thing and the page shows another, or the price is missing. Plenty of clicks but few viewings usually means the follow-up is slow, or the leads are not qualified because key facts were hidden. Rewrite one element at a time and compare the next week.
