Real estate marketing company in Egypt: what it does, how to check its entry in the brokers register, the papers to open one, and the tools it needs.

A real estate marketing company is an intermediary that promotes and sells developers' projects or owners' units for a commission, through advertising, a sales team and viewings. In Egypt, the law prohibits anyone from practising real-estate brokerage unless they are entered in the real-estate brokers register held by the General Organization for Export and Import Control (GOEIC). So choosing a company, or starting your own, begins with that registration, then the contract, then the tools used to handle leads.

The short version: if you are a developer or owner, check the company's entry in the real-estate brokers register, insist on a written contract that sets the commission, term and exclusivity, and ask how lead reports will reach you. If you are starting a real estate marketing company, the order is: legal form and commercial register, then a no-objection certificate from GOEIC, then entry in the brokers register. The grace period for existing businesses ended on 25 July 2026, so registration is now a requirement, not an option.

What does a real estate marketing company do?

Companies differ in size, but the daily work is similar: take on inventory from a developer or owner, price and present it, launch campaigns, answer leads, arrange viewings, then follow the reservation and contract through. The company earns a commission set by its agreement with whoever hired it.

The line between a traditional company and a digital one is fading. Even an office that lives on referrals needs a website it can send buyers to before a viewing.

How to choose between real estate marketing companies in Egypt

Before you hand your project to any company, get written answers on these points:

  1. Entry in the real-estate brokers register. The GOEIC service page states that Article 2 of Law No. 120 of 1982 prohibits any real-estate brokerage work except by those whose names are entered in the brokers register, and that registration applies to anyone doing real-estate brokerage, marketing or intermediation. Ask for the registration number.
  2. A written contract. It should list the units, the commission and when it is earned, the term, and whether it is exclusive. A WhatsApp message is not enough. We list the clauses in our guide to the real estate marketing contract.
  3. What will be published in your name. Ask for sample ads, and check that prices, areas and payment plans match what you supplied.
  4. Where the leads come from. Does the company have its own website and landing pages, or does it rely only on listing portals?
  5. Reporting. How many leads arrived, how many viewings happened, and why deals were lost. A company running leads on Excel and WhatsApp will not answer that precisely.
  6. Past projects. Ask which projects it has marketed, and call at least one of those developers.

As for lists of real estate marketing company names in Egypt, you will not find a ranking here: rankings change, and a list does not tell you whether a company is registered. GOEIC publishes a file called "Active registrations (real-estate brokers)" on its website, and that is the reference to start from.

People search for real estate marketing companies in Cairo, in Nasr City, Fifth Settlement and Zahraa El Maadi, in 6th of October, October Gardens and Sheikh Zayed, and in Alexandria, Tanta, Sohag and Beni Suef. The selection criteria are the same in every city. What changes, if you are founding a company, is where you file.

Papers needed to open a real estate marketing company: the steps in order

Opening a real estate marketing company in Egypt has two stages: setting up the business entity, then entering it in the real-estate brokers register. This is a summary of what GOEIC publishes, not legal advice:

  1. Choose the legal form (sole establishment or company) with an accountant or lawyer, because it determines the documents and capital.
  2. Obtain the commercial register showing real-estate brokerage as an activity, or start that process.
  3. Get a no-objection certificate from the competent GOEIC branch. New establishments, or those whose activity is still being added to the commercial register, are registered in two stages: the certificate, then the entry.
  4. File the registration request on the forms published on the service page (separate forms for companies and sole establishments), and pay the fees where you obtained the certificate.
  5. Check the personal conditions. According to remarks by GOEIC's chairman published on its website in November 2025, applicants must hold Egyptian nationality or have been naturalised for ten years, have no conviction for a felony or a misdemeanour involving honour or trust, not appear on the money-laundering unit's negative lists, and not be a government employee or a member of the House of Representatives or the Senate.
  6. Prepare for anti-money-laundering duties. The supervisory controls for real-estate brokers published by GOEIC require a designated AML compliance manager and client and contract records kept for at least five years.

GOEIC's service page for establishments that already carry the activity notes that the grace period ended on 25 July 2026 under Decree No. 593 of 2025, and that GOEIC no longer issues a no-objection certificate when a commercial register listing real-estate brokerage is amended or renewed without permanent registration. Your company name and logo

Name and identity are built once, so choose carefully:

  • A short name that sounds the same in Arabic and English, because buyers will search for it both ways.
  • Avoid very generic names such as "Real Estate" on its own; they do not stand out in search and are hard to protect.
  • Check availability of the trade name when you register, and of the matching domain and social handles.
  • A real estate company logo must read at small sizes: on a WhatsApp profile photo, in the corner of a unit photo, on a sign seen from across the street. A simple shape and no more than two colours.

Digital real estate marketing: the website is your first office

A property company with no website sends every buyer it pays to reach to a Facebook page or a portal full of competitors. A successful digital real estate marketing company owns three things: a website showing its projects and units, a landing page per campaign, and a system that receives every inquiry and assigns it to a rep.

Real estate marketing companies in Saudi Arabia, Riyadh and Qatar

In Saudi Arabia, brokerage and property marketing are licensed by the Real Estate General Authority (REGA). The FAL licence page for establishments requires a valid commercial registration that includes real-estate brokerage, a responsible manager who has completed three courses (real-estate brokerage, real-estate marketing and e-marketing), and an annual fee of SAR 1,000.
