Real Estate Website Design: What Egyptian Brokers Need

Real estate website design for brokers and agencies in Egypt: the pages to brief, a unit-page anatomy, local search filters, speed targets and build options.

· 9 min read · Hala Mostafa

Good real estate website design starts from one fact: a buyer lands on your site, usually from a phone, and decides in seconds whether you have the unit they want at a price and payment plan they can live with. The site that wins is built around inventory, not decoration. It has a page for every unit, filters that speak the local market's language, and a way to reach you that never scrolls out of view. This guide is the brief to hand any designer, agency or platform before you spend a pound.

In short: brief five things. A home page that opens with search. A page per project. A page per unit with the full price, floor plan and ordered photos. A three-field enquiry form plus WhatsApp. A back office where anyone on your team can mark a unit sold in under a minute. Then hold the build to measurable speed targets on mobile and make sure every enquiry lands in a follow-up system, not an inbox.

Start with the inventory, not the homepage

Most broker websites fail for an unglamorous reason: nobody updates them. A corporate site describes services that rarely change. A property site carries stock that moves every week. Units sell, prices are revised, a compound releases a new phase. If every change needs a developer, the site is stale within a month.

Stale is worse than absent. A buyer who calls about a flat that sold six weeks ago does not trust the next listing you show them. So the first design question is operational: who edits units, from what device, and how long does it take?

Ask any vendor to demonstrate, live, three edits: add a unit, change its price, and mark it sold. If that takes more than a few minutes, the rest of the proposal does not matter.

The page set every broker website needs

Keep the first version lean. These seven page types cover nearly every broker and small agency. Put them in your brief by name.

Page type Job it does Non-negotiable elements
Home Route visitors to the right stock fast Search by area, unit type and budget; latest units; phone and WhatsApp
Listings / search results Let buyers narrow down Local filters, sort by price and size, cards showing price, size and area
Project page Present a whole compound or tower Map, phases, unit types, payment plans, units still available
Unit page Turn interest into a viewing request Ordered gallery, floor plan, full price, spec table, short form
About Earn trust Trade name, broker registration number, office address, team
Contact Remove friction Phone, WhatsApp, office map, opening hours
Blog / guides Answer buyer questions and earn search traffic Area guides, payment-plan explainers, FAQs

Everything else (press pages, generic galleries, animated intros) can wait until there is a measurable reason for it.

Anatomy of a unit page that converts

The unit page is where paid ads, search results and WhatsApp links all land. It deserves most of the design budget. A proven order:

  1. A factual headline. Type, size, area: "3-bed apartment, 165 sqm, Sheikh Zayed". Not "Opportunity of a lifetime".
  2. Gallery in viewing order. Strongest angle first, then reception, kitchen, bathrooms, bedrooms, view.
  3. Full price. Cash price, or down payment, instalment amount and term, plus any maintenance deposit.
  4. Spec table. Floor, bedrooms, bathrooms, orientation, finishing level, delivery status.
  5. Floor plan. Zoomable, legible on a phone.
  6. Location. A map and the compound or street name. Avoid invented "minutes from" claims.
  7. A three-field form. Name, phone, best time to call, with a WhatsApp button beside it.
  8. Similar units. So a near-miss does not become an exit.

For the words themselves, see our guide to writing listings that convert. For campaign-specific pages, see real estate landing pages.

Filters that match how Egyptians search

Off-the-shelf templates are usually built for markets where price and bedroom count are enough. Buyers in Cairo, Alexandria or the North Coast filter differently. Your search should support:

  • Area, then compound. New Cairo, Sheikh Zayed, 6th of October, the New Administrative Capital, the North Coast.
  • Payment method. Cash or instalments, ideally with instalment term.
  • Delivery status. Ready to move or under construction.
  • Finishing. Fully finished, semi-finished, or core and shell.
  • Unit type. Apartment, duplex, townhouse, villa, retail or office.
  • Primary or resale. The questions, paperwork and pricing logic differ completely.

If you work one area only, simplify. But never drop the payment filter. For most buyers it is the first question.

Speed and mobile: put numbers in the contract

Property pages are photo-heavy, and most visitors arrive on a phone from an ad or a shared link. "Make it fast" is not a brief; a threshold is. Google's Core Web Vitals set three targets: Largest Contentful Paint within 2.5 seconds, Interaction to Next Paint of 200 milliseconds or less, and Cumulative Layout Shift of 0.1 or less. Google measures them at the 75th percentile of page loads, separately for mobile and desktop.

In practice that means compressed, lazy-loaded images; no autoplaying hero video; and reserved space for each photo so text does not jump while the page loads. Test on a mid-range Android phone over mobile data, not on the office fibre line.

Arabic, English and right-to-left done properly

Many Egyptian brokers sell to expatriates in Saudi Arabia, the UAE and further afield, and to foreign buyers on the North Coast. A bilingual site is often essential, but translation alone is not enough.

The Arabic version must mirror correctly from right to left, including arrows, tables, galleries and form fields. Each language needs its own URL so both can rank. Keep area names consistent across both: a buyer may search "New Cairo" or «القاهرة الجديدة» and should find the same unit either way. Numbers, units of area and currency should follow one convention site-wide.

Structured data, search and owned traffic

Search engines understand listings better when the page says what it is. The schema.org vocabulary includes a dedicated RealEstateListing type for property listing pages. Ask your designer whether it will be added, and whether it updates automatically when a price changes.

Structured data is not a ranking shortcut; content, links and speed still decide most of the outcome. Our guide to real estate SEO in Egypt covers the rest. The bigger strategic point is ownership: every visitor to your site is a visitor you can retarget and an enquiry you keep. We expand on that in our owned data strategy piece.

Compliance is part of the design brief

A website is a permanent advert, so advertising law applies to every page. Article 15 of Egypt's Consumer Protection Law No. 181 of 2018 prohibits advertising reservations of, or contracting to sell, real estate units before a building licence has been obtained. Do not publish an off-plan project page until that licence exists.

Article 9 of the same law requires advertisers to avoid misleading conduct about price or specification. "Ready to move" on an unfinished unit, or a "discount" from a price that never existed, is a legal risk rather than marketing licence. Build fields for delivery status and price history so the site stays truthful as stock changes.

Build options compared

There is no universally right route. It depends on stock volume, who updates it, and whether you also need lead management.

Criterion Custom build by an agency WordPress theme Real estate platform
Time to launch Longest; depends on scope Medium Usually shortest
Updating units Whatever admin panel is built for you Theme admin, often plus plugins Admin designed around units and projects
Local filters Built to order Often limited without customisation Whatever the platform provides
Lead capture and follow-up Needs a separate CRM integration Needs a plugin or separate CRM Built in on some platforms
Maintenance and security Yours, or a support contract Yours The platform's
Design freedom Total Moderate Bounded by the platform

A developer launching a flagship compound with its own visual identity and an in-house tech team may justify a custom build. A broker or five-person agency that needs a working site this week is usually better served by a platform. Either way, see the full playbook in how to market a property online.

Common real estate website design mistakes

  • "Price on request" everywhere. It generates questions, not qualified enquiries.
  • Long forms asking for email, job title and detailed budget before any conversation.
  • One page for all projects instead of a page per project and per unit.
  • No owner. Nobody is responsible for removing sold units.
  • Leads routed to an email inbox instead of a system that assigns and tracks them.

How Buildoura handles this

According to the Buildoura website as of October 2026, Buildoura gives agencies a branded real estate website with no code, on an agency subdomain of buildoura.com or a custom domain. It includes a landing page per project and shows units with photos, floor plans and pricing. Sites are bilingual in Arabic and English, responsive on mobile and desktop, and include custom lead forms, a WhatsApp widget and an instalment payment calculator.

Every enquiry flows into a built-in CRM that routes it to a sales rep and flags leads left without contact for 24 hours. There is a free plan covering up to 5 clients, 5 projects and 10 units, with paid plans when you need more.

FAQ

What pages does a real estate website need?

A home page that opens with search, a filtered listings page, a page per project, a page per unit, an about page and a contact page. A blog helps with search visibility, but only once the core pages work well and stay up to date.

Do I need my own website if I already list on property portals?

Portals put you in front of active buyers, but beside your competitors, and the enquiry passes through the portal first. Your own site shows only your stock and gives you a destination you control for ads, WhatsApp links and retargeting.

How long does real estate website design take?

It depends on the route. Custom builds take longest and vary with scope, themes are faster, and platforms can go live soon after you load your units. The slowest part is usually preparing photos, floor plans and accurate prices, not the design itself.

What matters most on mobile?

Load speed, compressed images, an always-visible WhatsApp or call button, and a short form. Aim for Google's Core Web Vitals thresholds and test on a mid-range phone over mobile data rather than office Wi-Fi.

Can I advertise an off-plan project on my website in Egypt?

Article 15 of Egypt's Consumer Protection Law prohibits advertising reservations or sales of real estate units before a building licence is obtained. Confirm the licence before publishing a project page, and take legal advice if in doubt.
